Position Summary:
Bridger Properties is searching for a Senior Property Manager – Retail that will be assigned to a prominent portfolio in Atlanta, GA. They must be able to act and react to situations that arise on a daily basis, representing the interests of owners and communicate with a professional manner with tenants, vendors, team members, etc.
Essential Duties and Responsibilities:
Work independently with minimal supervision; complete and accept ownership of all projects and tasks; demonstrate initiative to new challenges.
Supervise, train, and promote a healthy working environment with staff and service providers to accomplish ownership goals.
Perform multiple special requests with varying deadlines, while maintaining routine workload demands.
Serves as a liaison between various departments; operations, events, marketing, design, construction and leasing. Sustain prompt communications with all channels.
Review and understand general provisions of lease agreements.
Provide ideas and feedback in department, team, and client meetings.
Review and compile monthly financial package to owners.
Address tenant concerns, inquiries, and maintenance issues.
Collaborate with Property Accountant to maintain cash balances and escrow funds as required by clients.
Communicate to clients, tenants, and team members routinely to foster a positive relationship.
Collaborate with other departments ensuring Property Management and Accounting teams are working together effectively and company objectives are met.
Create and maintain property operating budget, reporting variances to Owners on a routine basis, as requested.
Routinely perform on-site property inspections with precise detail and schedule additional maintenance/repair items as necessary based on on-site observations.
Maintain property service contracts and re-bid periodically.
Prepare five-year capital outlook for properties.
Administer insurance claims and losses.
Administer move in/exit inspections with tenants.
Approve all invoices in accounting software.
Ensure annual reconciliations are completed in a timely manner, per lease agreement.
Understand and remain up to date on all AR and AP for assigned asset(s).
Ensure compliance with management agreements.
Implement practices to ensure optimal performance with building life safety and security systems.
Knowledge/Critical Skills:
Thorough understanding of commercial property management and accounting concepts.
Yardi experience preferred.
Strong understanding of Microsoft Office Suite – Excel, Word, Outlook, Teams.
Strong written and verbal communication.
Detail oriented and strong analytical skills.
Valid driver’s license and dependable transportation.
