We are a dynamic, solutions-driven property management company specializing in commercial real estate, with a strong focus on office properties. We are seeking an experienced Property Manager to oversee all aspects of a 312,591 RSF office building in Atlanta. This role is responsible for daily operations, financial management, tenant relations, and overseeing tenant improvements and construction administration.
Key Responsibilities
Financial Management: Prepare monthly financial reports, including variance analysis, rent rolls, encumbrance reports, stacking plans, and forecasts.
Accounts Oversight: Monitor accounts receivable/payable to ensure timely rent collection and invoice payments.
Vendor & Contract Management: Maintain and rebid service contracts to optimize cost savings.
Property Management: Ensure the property is operated and maintained to Class A standards, upholding the highest levels of cleanliness, safety, and security.
Lease Administration: Ensure compliance with all lease obligations, including the review of lease abstracts and rental charges.
Project & Construction Management: Prepare RFPs and oversee tenant improvement (TI) and capital projects on behalf of ownership.
Property Inspections: Conduct weekly property inspections and address any issues proactively.
Team Leadership: Manage and support on-site staff to ensure operational efficiency.
Qualifications & Skills
Education: Bachelor’s degree (BA/BS) required; MBA is a plus.
Experience: 5+ years of commercial property management experience.
Certifications: RPA, CPM, or MSRE designation (or candidacy) preferred.
Technical Proficiency: Experience with Yardi and Microsoft Office Suite.
