Summary/Objective The Senior Building Technician is responsible for maintaining all the building systems on a day-to-day basis through preventative and requested work orders. This position frequently interacts with tenants and is the point person for designated office building(s). Essential Functions • Requires proficient knowledge of building systems electricity, HVAC, equipment repair and general building maintenance. • Perform repair or general maintenance work of facilities, buildings, grounds and equipment including but not limited to electrical, HVAC, carpentry, plumbing, and painting. • Perform minor repairs and troubleshooting locks and doors. • Responsible for responding to after-hours emergency calls. The job incumbent must be knowledgeable about fire panels and fire sprinkler systems. • Responsible for completion of all maintenance service requests as assigned. • Complete make-ready process of vacant spaces • Schedule and compete “Preventative Maintenance Program.” • Monitor and maintain building systems. • Other duties as assigned.

Supervisory Responsibility This position has no supervisory responsibilities.
Work Environment • This job requires working in commercial spaces including but not limited to industrial, warehouse, and office environments. • This position will require working indoors and outdoors in various climate conditions ranging from very hot to very cold with rain to very hot and humid. This may include confined locations.

Must hear and speak well enough to conduct business over the telephone or face to face for long periods of time. • Must be able to lift 75 pounds. • Must be able to exert up to 20 pounds of force. Working Hours Typical workweek is forty (40) hours per week. Work hours are determined by your supervisor. During peak times and seasonal extreme weather-related events, position may require longer hours.

Preferred Education and Experience • High School diploma or equivalent. • The ideal candidate will have seven (7) years’ experience doing general maintenance work in a commercial space. • Experience with mortise locks and lever set locks.
