Manages all aspects of a complex property of commercial properties
Oversees all marketing, operations and financial activities
ESSENTIAL DUTIES AND RESPOSIBILITIES
Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
Develop/administer property business plan with capital and operating budgets. Prepare and analyze the monthly, quarterly and annual financials, research, explain and complete variance reports, strategic property plans and capital expenditures summary report.
Prepare the annual reforecast, property budget and calculate the tenant recoveries and reconciliations.
Manage and coordinate financial transactions including: accounts receivable, accounts payable, collection of all rents and up-to-date maintenance of required financial records and files.
Initiate, contract and administer all necessary services to maintain and enhance value, the operating efficiency and physical appearance of the property. Review and bid service contracts insuring quality and costs saving.
Contracts for and supervises vendor services as required.
Provides formal supervision to individual employees within single function or operational area.
Assist leasing in marketing spaces for new tenant construction and renewals.
Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files, records, correspondence.
EDUCATION and EXPERIENCE
Bachelor’s degree (BA/BS) from four-year college or university and a minimum of ten years of related experience and/or training in Commercial Property Management (Office). MBA is a plus.
CERTIFICATION and/or LICENSES
RPA, CPM or MSRE professional designation/candidacy preferred
