We are looking for our newest Graniteer to join our Atlanta Team! As an experienced commercial property management individual, this candidate will be assisting with one of our busier office portfolios.
Responds to tenant needs and coordinates with maintenance staff to resolve problems. Maintains positive relationships and high retention levels with all tenants. Responds to tenant problems and concerns; and informs/engages General Manager with recurring tenant issues.
Supports General Manager in planning, budgeting and of operating and capital expenditures. Oversees the calculation of all special billings. Assists in preparation of annual budgets, reforecasts, variance reports and AR reports.
Assists General Manager in training of other team members and contracted personnel.
Performs regular inspections of property. Recommends alterations, maintenance and reconditioning of property as necessary. Assists General Manager in contracting for vendor services and supervises as required.
Coordinates tenant move-ins and move-outs, and “walk-through” spaces with tenants and tenant improvement department, utilizing Move In/Move Out Checklists.
Attends pre-construction meetings and punch walks at General Manager’s request; coordinates AOP from Lease Administrator through tenant sign-off.
Supports General Manager in operating expense recovery process; responsible for coordinating related tenant correspondence and billings.
Responsible for collection of rent (accounts receivable). Reports to General Manager on possible collection issues and assists with associated legal documentation.
Approves invoices in Nexus accounts payable system
Participates in civic and/or and business organizations. Attends BOMA programs and activities.
Other duties may be assigned.
Bachelor’s Degree preferred plus a minimum 3-5 years of commercial property management related experience. Must have basic knowledge of accounting, budgeting, and finance. Course work towards a RPA and/or CPM designation desired. Proficient in Microsoft Office and Outlook.
Additional Salary Information: Base salary plus discretionary bonus and profit sharing
